The site comprises a two storey dwelling with a detached barn. The house is included within the Statutory List of Buildings of Special Architectural and Historical Interest and is Grade II Listed.
The barn had previously been used as a garage and store and since it is located within the curtilage of a listed building, it also has listed status.
Our brief was to convert the barn to provide ancillary accommodation to meet the house owners’ need for more living space. |

All the existing external finishes were stripped off to enable extensive timber repairs to be carried out and for the new insulation to be fitted to the walls and roof. Other works included underpinning, a new ground bearing slab with under floor heating, a new land drainage system and damp proofing works. The barn was renovated to retain the open full height living space apart from a ground floor bedroom and shower room at the western end. This allowed the original timber structure and character of the barn to be retained. We also incorporated a small open gallery area above the bedroom, with access via a loft ladder. A small study and storage area was constructed under the existing eavesline, and also a small extension provided further essential storage. The new extension followed the footprint of an existing historic brick wall used for the storage of compost.

In order to provide more daylight within the barn a large new opening was constructed with new folding doors which also created a visual link to the cottage. Several new windows were inserted and the existing windows were enlarged but retained in their original locations. The openings were positioned to ensure that as much of the original timber studwork as possible was retained.

The existing stone and brickwork plinth walls were retained and rebuilt where necessary re-using the original materials. The existing timber boarding was carefully removed and reused wherever possible and in order to maintain the appearance of the old barn, wide waney edge boards of irregular sizes were used. The new weatherboarding was stained a dark brown colour to match the original barn.
